A Guide to Michigan Golf Communities

Countless Opportunities Richard Lobenherz, President of Boyne Realty and Vacation Properties Network says, "golf courses are today's beaches." In the past, Michigan has been very fortunate in having substantial water frontage available for homes and cottages. However, as our population continues to grow, land of this type is becoming increasingly scarce. In a state that is getting seriously over developed with golf courses, one might ask if we really need more. If you are one of the many disciples of Harvard educated economist Harry S. Dent; the response is a resounding "yes." Dent, who wrote the "The Great Boom Ahead, "The Roaring 2000's" and "The Roaring 2000's Investor," indicates the current economic boom will continue at least until the end of this decade. Dent offers a three-part plan: 1.) Invest in large corporations 2.) Take part in the global economy by investing in international stocks and 3.) Invest in resort and high-end residential real estate. Steve Matthews of Boyne Realty, a student of Dent, believes this is indeed one of the great moments in history for golf resort real estate. He is most confident the industry will continue to be very robust for at least ten years, and that Boyne will be a very big player in this growth. Many others are as bullish on Matthews. Northwest Michigan

It is one of an emerging trend of RV Park and Resorts that have added golf to their product mix. Double "R" Ranch has camping, horseback riding, canoeing, hayrides and now, golf. Richard Reeves is going through the steep learning curve of all new golf course owners. "It has been a challenge to me, to be sure, "said Reeves." We have been open since the first of May and we are starting to get some play. We could always use more golfers." The new Ironhorse Golf Course has recently opened nine holes. Warner Bowen, the course architect, has mapped out their second nine, but it will be a few years before it comes on board. Reeves has set aside 60 golf homesites on the property with a price range of $29,900 - $48,900. As an extra incentive, buyers get a two-year membership at the golf course.

Pheasant Pointe and Island Hills (http://www.prdhomesites.com) Scott Chapman, co-owner of Pheasant Ridge Development Company, has a variety of properties in northern Indiana and southwest Michigan that he can offer clients. For the cost conscious, Ridgewood Circle features lots that run from $29,000 to $39,000. For those who want to live on Lake Templene, prices at Crystal Beach range from $99,000 to $129,000. While a lake that boasts a 22-mile shoreline provides temptation enough for those looking to build, the addition of a championship course is often the determining factor. Island Hills GC is a spectacular golf course from the Ray Hearn Golf Design firm. Thousand Oaks (http://www.thousandoaksgolf.com) For more than two years golfers in west Michigan have been enjoying the award winning, Rees Jones-designed Thousand Oaks Golf Club in Grand Rapids. And some have enjoyed the experience so much they've decided to stay. "Interest in home sites at Thousand Oaks has been phenomenal," says Jeff Schreur, president of AJS Realty in Grand Rapids. Grande Golf Course and Mystic Estates Development Teresa Schenk, of DRS Realty in Commerce, has been part of the real estate world since her grandfather and father started the firm. They now have holdings throughout Michigan, the Carolinas and Florida. Teresa, who now lives in Grand Junction, Colorado, became more involved with the Grande Golf Course project, with the unexpected death of her brother, Greg. "Greg was the visionary on the project," said Schenk. "He was the one that championed the idea, sought out the architect and pulled together the land." However, with the assistance of course builder, Doug O'Rouke and golf architect, Ray Hearn, Teresa has been able to quickly assume the leadership of Mystic Estates Development. "Doug has just been a terrific asset to me in all of this. He has made the transition much easier. Also, Ray Hearn really helped in the overall design of the land for both the course and the real estate. It has been an excellent team," said Schenk. " I mean really, once people see what Ray has done with the course and the land that it is on, how can they not want to live here?" A total of 211 homesites will be available in four phases of the development. Sites will range from $55,000 to $105,000. She feels that future homes will start around $350,000. The first phase will feature 55 sites on either the golf course or on some of the existing water on the property. And speaking of water, the development will have Jackson water and sewer access. Generally, the lots have beautiful and mature hardwoods for the houses to be placed within. "One of the rules we have, is that you have to have permission from the association to cut down any tree that is four inches or more in diameter," said Schenk. "These trees are an asset and we want to protect them." "While we wrestled with the name Grande, for a while, it has proven to be an excellent choice, as the golf course truly has been built on a grand scale. The course has a generous portion of the 440 acres for the site and we have also had the same philosophy with the homesites," Schenk said. "We do have room for another nine holes and Phase IV of the development will come into the picture, when that decision is made." The Grande Golf Course is located in Jackson, approximately five miles south of I-94 on US-127.
